How to approach a seller

At the moment I am in the middle of a domain sale (I am the buyer). The communication is good, but I think some things could have gone better.

What is the best way to approach the seller? Are you clear about it, or do you make up a story that it looks like you want it cheap or whatever?

Just talk business, at least don't tell them its a BIG project. Or you will end up paying a lot. Just act normal and calm, and ask what they want for the domain and try to negotiate.

You never know who is on the other hand. Ask what they want for it and you will see how they response

True, I had a response though, guy throwing me a $xxx offer.. I am now counter offering with $200.. Lets see how this goes
